The law and the standards
Where you stand.
A student accommodation sprinkler system needs servicing to the standard it was designed and installed under. For most residential schemes that is BS 9251. Some larger student blocks run systems designed to BS EN 12845, and the service follows whichever standard applies to your building.
The duty sits with the responsible person under the Regulatory Reform (Fire Safety) Order 2005, in practice the operator or managing agent. Article 17 requires that fire safety equipment is “subject to a suitable system of maintenance and [be] maintained in an efficient state, in efficient working order and in good repair.” An annual sprinkler service is how you meet that for the system, and the Fire Safety Act 2021 reinforces the duty.
With hundreds of rooms in one building, the evidence trail matters as much as the work. When an inspector or an insurer asks, they will want to see the annual service record for the whole block, not a gap. We make sure you always have it.

On the ground
What is different about servicing student accommodation.
The standard is the same as any residential building. The scale, the calendar and the access are not.
The summer window
Between tenancies is the one time the whole building is open. We book the summer turnaround early so the service is done before the rooms fill again.
High room counts
Hundreds of rooms means hundreds of sprinkler heads. We check them room by room, methodically, so nothing is missed and everything is recorded.
Term-time visits
Where work has to happen in term, we plan it around quiet hours and exam periods, with notice students can actually act on.
Working with your site team
We coordinate with site teams and accommodation managers on access, keys and room lists, so the visit runs to plan and nobody is chasing.
The alarm interface
Where the sprinkler system links to the fire alarm, we test the interface with the panel and keep any monitoring company in the loop.
Documentation per block
Portfolio operators get paperwork organised block by block, so each building's fire safety file is complete in its own right.

What accommodation managers ask us.
When is the best time to service student accommodation sprinklers?
The summer turnaround, when the building is empty between tenancies and every room is accessible in one visit. That window fills fast, so book it early. If summer is not possible, term-time servicing works too with the right planning and notice.
How long does a service take in a large student block?
It depends on the room count and the layout. A block of a few hundred rooms is a different job to a converted townhouse. When you book, we agree a realistic window with you so the visit fits your turnaround plan rather than derailing it.
Do you offer a sprinkler maintenance contract for portfolios?
Yes. If you run several blocks, a sprinkler maintenance contract puts every building on one schedule with one point of contact, so each block gets its annual service on time and the paperwork stays consistent across the portfolio.
What happens if a head has been painted over or damaged in a room?
We document it, room by room. A painted or damaged head cannot be relied on, so we quote for sprinkler head replacement, or carry it out on the visit where that is practical, and record the whole thing in your report.
